BMS stands for Building Management System and refers to the top, central level of building automation, where a building’s technical systems are monitored, controlled, and visualized. Traditional building management systems are wired and connect the controllers, sensors, and actuators of the lower levels via bus systems. They have long served as the backbone of automation in large buildings such as hospitals, administrative facilities, and educational institutions, where they consolidate information from throughout the entire building.

What are building management systems?

Building management systems (BMS) are the software and control layer that enables the centralized operation and monitoring of a building’s heating, ventilation, air conditioning, lighting, and other systems. They operate at the management level of building automation and consolidate data from the individual systems in one place. Through a visualization interface, operations personnel can view the status of the systems and take action. This makes BMS the central tool for clearly managing complex building operations and detecting malfunctions early on.

How does traditional building automation work?

Traditional building automation relies on bus systems with network protocols such as BACnet, M-Bus, LON, or KNX. The controllers at the automation level are connected via wired connections to the sensors and actuators at the field level, and through them to the central control system. This structure is powerful and proven, but it requires a significant amount of cabling. While this can be easily planned for in new construction, retrofitting the wiring in existing buildings and historic structures is time-consuming and expensive.

How does BMS differ from wireless room control?

The key difference lies in the cabling. Traditional BMS connects its components via cables, whereas wireless room control—such as systems based on LoRaWAN—does not require this cabling. As a result, a wireless solution can be retrofitted during ongoing operations, whereas wired BMS is typically designed for new construction or extensive renovations. BMS also often covers the entire spectrum of building services, while a specialized room control system focuses specifically on heating control and monitoring. The two approaches are not mutually exclusive; they can coexist and exchange data via interfaces.
